Why a property inspection?
A property inspection is essential for your protection as a prospective property owner.  You need the experience of a professional to provide assurance that the representation made actually exists.

We invite the client to participate in the inspection.  By becoming part of the process you will gain a better understanding and knowledge of the property while strengthening your decision making ability.  We bring real value and meaning to the inspection, providing plenty of time to review and clarify all issues relevant to the report.

How long will it take?
In most cases, the average inspection takes between 2 to 3 hours depending on the size, condition and age of the property.

What is included in the property inspection?
We provide buyers, sellers, property owners and agents with accurate information essential to evaluating a property's condition.  Through inspection, consultation and detailed reporting we review:

Do I have to be there for the property inspection?
It is not required that you are present for the inspection, but we do recommend it.  This will give you the opportunity to meet your new house, observe its systems and how they work.  You will be able to ask the Inspector questions and it will be an experience that we think you will enjoy.  We also welcome the seller and agents to attend.

Will I be able to understand the report?
Yes, definitely. The report is easy to read and covers all areas that were inspected.  The document will contain the original and two copies of the report and is available before the Inspector leaves the property.

What if the report reveals a problem?
No house is perfect. If a problem is detected it doesn't necessarily mean you shouldn't buy the home. You now know in advance, what to expect.  A seller may elect to fix the problem, or adjust the purchase price if problems are found.  If you are on a tight budget, this information will prove invaluable.

Could my new home fail the inspection?
No. A professional home inspection reports the current condition of your prospective home.  It is not an appraisal, which determines the market value, or a municipal inspection, which verifies local code compliance.  We do not "pass" or "fail" a home.  But report to you the physical condition of the property, indicating what may need repair or replacement before you buy.

How much will it cost?
Prices vary depending on age, size and foundation type (slab, crawl space, basement). Most inspections for homes between 1500 and 3500 square feet range between $275.00 and $350.00. Please call for an exact quote.
